Some of the additional things a Notary Signing Agent (N.S.A.) may be asked to get signed during a refinance vs a purchase are:
Subordination Agreement
Proof of Homeowner's Insurance applicable to the current state of the property
Verification of Paid Property Taxes
In a refinance loan compared to a purchase loan, there are some similarities in the types of documents involved, but there are also some key differences. Refinancing your mortgage is a significant financial decision that often involves a flurry of paperwork. As a Notary Signing Agent, I've had the privilege of being a crucial part of homeowners' journey to refinancing.
The refinancing process is intricate, with numerous documents requiring signatures, seals, and notarization. As a Notary Signing Agent, my role is to facilitate this process, ensuring that all documents are executed accurately and in compliance with legal requirements. Ensuring that the principal understands the documents they are signing is important as refinance documents can often contain complex terms. I make it a priority to generally explain the documents the principal is signing and record the questions that I am not allowed to answer for the closing agent/officer to answer at the end of the session. This allows for the signer to review the whole document before bring the closing agent and often times opens up the communication to help ease any concerns and foster a sense of trust throughout the process.
Signers have busy lives, and the refinancing process can be time-consuming. As a Notary Signing Agent, offering flexibility by accommodating signings at the borrower's preferred location, whether it's their home, office, or a neutral location is a convenience worth offering. Principals often appreciate the convenience of not having to leave their home or office giving the N.S.A. more time to focus on the signatures and notarial acts needed to complete the signing of the documents.
Staying up to date with the latest laws and regulations to ensure that every signature and notarial act is conducted in accordance with legal standards, provides borrowers with peace of mind throughout the refinance process. Technology is constantly leveraged to streamline the process, so embrace the changes as they come. Just being a part of a borrower's journey toward financial stability through refinancing is a rewarding experience. I take pride in celebrating these milestones with homeowners, knowing that my role as a Notary Signing Agent has contributed to a successful refinance transaction.
