To simply state the role of an N.S.A. in two sentences, please read the following. Notary Signing Agents are there on behalf of the title or loan officer (known as the N.S.A. client) to oversee the signing process, verify the identities of the signers (known as the N.S.A. principals), and confirm that the documents are executed correctly, whether they require notarization. They may offer other services to support the client (e.g. scanbacks, mailing signed documents, collecting supporting documents, etc...). ALWAYS check with the lender, title company, or closing agent for specific instructions related to the signing order. They know you haven't been with them through the whole process and have often times written clear instructions to follow for you to follow.
